Age Qualifications
Arrowhead Gardens maintains a seniors-only environment. For a one-person household, the applicant must be age 61 or older by the end of the current year or age 55 or older and disabled. For a two-person household, each member of the applicant's household must be age 55 or older and at least one member of the applicant's household must be age 61 or older by the end of the current year or age 55 or older and disabled.
Income Qualifications
Arrowhead Gardens is intended to serve seniors who are living on fixed or limited incomes. Accordingly, certain household income qualifications apply at the time of initial occupancy. For a one-person household, the maximum allowable annual income is $36,480. For a two-person household, the maximum allowable annual household income is $41,700. Rents are intended to be affordable to senior individuals and households with incomes at or below these levels. However, lower-income senior individuals and households may qualify for even more affordable rents. Approximately 30% of the apartment units at Arrowhead Gardens are set aside at even lower rents to assist senior individuals and households that satisfy certain lower income thresholds. Subject to availability, a one-person household with an annual income that does not exceed $30,400 or a two-person household with an annual household income that does not exceed $34,750 would be eligible to occupy one of these even more affordable apartment units.
Total annual household income is determined immediately prior to initial occupancy and is based on the anticipated income of all members of the applicant's household over the next 12 months. Income verification is required for all members of the applicant's household. Annual recertification of household income is also required, but has no impact on future rents or eligibility.
